Hunneman Property Management Grows
Onward and upward! Hunneman’s Property Management Division has been on a continuous streak of success and growth, in both their portfolio size and their team.
They now seek to continue their upward momentum into 2023. In 2022 alone, the portfolio increased by 5M SF, totaling over 18M SF. As of the start of 2023, the firm has reached 20M SF under management. However, the rapid growth of the portfolio has created challenges due to the ongoing economic impact of the pandemic. As we added 53 buildings, hiring additional staff was a necessary but challenging endeavor as both the nation and the Commonwealth’s unemployment remained near historic lows. With an already strong team foundation, adding new members allotted easy onboarding, and the Hunneman Property management team was able to quickly adapt to those SF gains.
The success of our property management division is largely due to our established core values that have continuously earned the trust of its clients:
- LOCAL – Hunneman is a privately owned local company with nearly 100 years of history in Massachusetts. We are well versed in both the historical buildings that our region is known for, as well as the millions of new, modern SF being added to our landscape. All 34 team members work in our Boston office, which enables us to react very quickly to any situation.
- ACCOUNTABILITY – Each Manager is responsible for all facets of the properties they supervise. They also have a support team of assistant managers, accountants, and building engineers that they oversee, but ultimately they remain responsible for the entirety of the space they manage. This allows for a single point of contact, and broadens their knowledge base to understand the day-to-day operations as well as the long term plan for the property. This comprehensive oversight ensures seamless communication with their clients.
- OUR PEOPLE – The team at Hunneman is comprised of many individuals who have worked in the industry, and with each other for many years. The average Property Manager has over 15 years of experience. Together with the accounting division and building engineers, they combine to form an experienced, dedicated group who are committed to providing excellent service to their buildings and the tenants they serve.
- CULTURE – As times have changed over the last 3 years, Hunneman has evolved. Work from home culture can be challenging in an environment like ours—requiring a lot of communication within the team, but we have successfully implemented WFH strategies to meet our employees’ needs and adapt to the future. We have also had team members work remotely from other countries and out of state. Additionally, we increased benefits for our employees: providing additional parking stipends - while public transportation is still uncomfortable; adjusted salaries due to inflation; and issued a larger mileage expense to deal with increased gas prices. These proactive steps were critical to retain our talented team.
With these core values, Hunneman plans to continue to grow and surpass the 20M mark, all the while enjoying what we do. Although we are pleased with reaching this enormous milestone, we know it is not all about square feet. We strive to provide the best management solutions possible for all our clients on an individual basis, ensuring they receive the best service that we are known for.
