BOSTON, MA (July 9, 2026) – Hunneman, New England’s premier, full-service commercial real estate provider, has been exclusively retained to market the Arlington–Somerville Portfolio, an exceptional collection of three landmark mixed-use and multifamily properties totaling more than 130,000 square feet in Arlington and Somerville, Massachusetts.

The portfolio consists of the Capitol Theatre Building at 202–218 Massachusetts Avenue in Arlington, the Somerville Theatre Building at 49–55 Davis Square in Somerville, and the Bryant Chambers Apartment Building at 36 College Avenue in Somerville. Together, the assets comprise ten commercial suites and sixty-one apartment units located in two of Greater Boston’s most desirable and supply-constrained submarkets.

“This is one of the most unique investment opportunities we have encountered in Greater Boston,” said Carl Christie, Executive Vice President of Investment Sales and Capital Markets at Hunneman. “The portfolio combines irreplaceable real estate, iconic entertainment venues, stable in-place income, and premier transit-oriented locations. Opportunities to acquire assets with this level of history, visibility, and long-term ownership are exceptionally rare.”

The offering is highlighted by two of Greater Boston’s most recognized entertainment destinations. The Capitol Theatre Building, a historic mixed-use property in East Arlington, is home to the Capitol Theatre cinemas and a collection of long-standing neighborhood retailers. In Davis Square, the Somerville Theatre Building is anchored by the renowned Somerville Theatre and the restored Crystal Ballroom, venues that have helped define the cultural identity of the neighborhood for generations.IMG_3646

Complementing the mixed-use assets is Bryant Chambers, a 44-unit apartment building situated steps from Davis Square Station and Tufts University. The property offers stable occupancy, strong in-place cash flow, and future value enhancement potential within one of the region’s strongest rental markets.

The portfolio has been owned and operated by the Fraiman family for more than four decades – and this is the first time the portfolio has been offered to the market. During that time, the family invested extensively in the preservation and modernization of both theatre properties, ensuring their continued operation while maintaining their historic character and significance within the community.

The assignment is being led by Carl Christie and Dan McGee of Hunneman’s Investment Sales and Capital Markets team.
