Hunneman Facilitates Acquisition of 46,869 SF Small-Bay Industrial Property in Nashua, NH

Sticks Investment Group acquires fully leased industrial property at 4 Bud Way in Nashua, NH, marking its first acquisition in Southern New Hampshire.

BOSTON, MA (October 8th, 2026) – Hunneman, New England’s premier, full-service commercial real estate provider, recently facilitated the acquisition of a 46,869 square-foot, small-bay industrial property at 4 Bud Way in Nashua, New Hampshire, on behalf of Sticks Investment Group. The property, owned by JP Irvine LLC, was acquired by Sticks through an off-market transaction and was fully leased to 13 tenants at the time of sale.

The transaction highlights Hunneman’s full-service platform, with the firm supporting Sticks Investment Group from sourcing the opportunity through financing and property management. Tyler Ewing of Hunneman identified and facilitated the off-market acquisition, Andrew Kaeyer arranged financing for the purchase, and Jay Burns and Hunneman’s Property Management team will oversee management of the asset. The collaboration across Hunneman’s brokerage, capital markets, and property management teams provided Sticks with an integrated approach throughout the transaction and ownership process.

The acquisition marks Sticks Investment Group’s first transaction in Southern New Hampshire. The Boston-based real estate investment firm specializes in acquiring, owning, and operating industrial properties throughout New England, with a particular focus on small-bay and light industrial assets.

The 3.72-acre property presented an attractive investment opportunity due to its location, tenant roster, and small-bay industrial configuration. Situated directly off the highway and adjacent to the airport, the property provides convenient access to major roadways and benefits from its proximity to retail services, fitness centers, hotels, and restaurants, all within approximately a half mile of Exit 7 off of Route 3.

The property’s multi-tenant configuration and full occupancy were also key factors in the acquisition. Small-bay industrial assets continue to attract significant investor interest, driven by demand for functional industrial space and the limited availability of this type of product in many markets.
